Wood framing is now visible above the concrete podium at 6055 Pico Boulevard in Los Angeles as Wiseman’s latest mixed-use development project begins to take shape.
The construction, located at the bustling intersection of Crescent Heights Boulevard and Pico Boulevard, aims to deliver a six-story building that will house 125 apartments along with 4,000 square feet of commercial space on its ground level. The project also includes semi-subterranean parking.
Fittingly, Wiseman has utilized the California State Density Bonus Program to secure additional rights for the building, allowing for a larger structure than typical zoning laws would permit. This bonus comes with the condition that 13 of the newly constructed apartments must be designated as affordable housing under the Carthay Circle program.
Designed by an undisclosed architectural firm, the 6055 Pico Boulevard development is a blend of traditional and Spanish aesthetics. The complex is set to offer an array of amenities such as a courtyard and a pool deck for its residents to enjoy.
Notably, the site of this new project is a mere two blocks away from another Wiseman development, this time at the intersection of Pico Boulevard and Point View Avenue, where a similar mixed-use building featuring 123 apartments above commercial space stands.
Wiseman, known for its innovative residential projects such as Carthay Co-Living, has placed its focus on creating modern living spaces and meeting the diverse housing needs in the Los Angeles area, with 6055 Pico being the latest addition to its impressive portfolio.
